LEGAL DESCRIPTION:  S 1/2 NW 1/4 & Pt. NE 1/4 Section 12-T9N-R21W, Dawson County Nebraska containing 224+/- acres.

LOCATION:  3 miles east of Lexington, NE on Highway 30 to Road 437, north 1/4 mile to the steel building (southwest corner of property).

GENERAL DESCRIPTION:  Approximately 214 NRD certified irrigated acres, balance is non irrigated cropland, building site, and roads.  The topography is near level; 50% of the soil types are class 1 Gosper loam and Cozad silt loam soils, 0 to 1 percent slopes.  A good 40 ft. by 60 ft.  steel building is located just off the county road and close to Highway 30.  Irrigation is by shallow ground water wells with an ample water supply that will provide low irrigation cost.  Excellent market area with close and easy access to local grain elevators, several area ethanol plants and numerous feed lots.  All the cropland is currently planted to soybeans.

IRRIGATION INFORMATION:  The NE 1/4 is watered by a 7 tower, full rotation, Valley center pivot installed new in 2013, equipped with 14.9×24 tires, low pressure nozzles, and end gun.  The S 1/2 NW 1/4 is watered by a serviceable 10 tower, wiper configuration, Valley center pivot equipped with 11.2×24 tires, low pressure nozzles, and end gun.  PVC irrigation pipe is included to water the pivot corners by gravity flow.  Has four irrigation wells with static water levels from 6 ft. to 14 ft.  that all tested 1,000 to 1,100 GPM when drilled ranging in years from 1958 to 1992.  Each pivot is watered by an electric submersible pump installed new in 2013 along with new underground supply lines to each pivot point.  A turbine pump powered by a 15 HP electric motor is located north of the building and another turbine pump powered by a power unit (not included) is located 1/2 mile east of the building site.  Located in the Central Platte NRD.

FSA INFORMATION:  220.71 acres farmland, 217.1 acres DCP cropland.  201.3 corn base acres with a 128 bu. PLC Yield. 5.1 soybean base acres with a 30 bu. PLC yield. Total base acres 206.4
