LOCATION: From Maxwell I80 exit, south 10 miles on Cottonwood Road, 5 miles south on Effenbeck Road, west on Hansen Hill Road approx 1/2 mile to east boundary line of section 7 (or) from Curtis NE North on Road 391 approx. 5 miles to Frontier-Lincoln County line (where the road becomes Cut Creek Road), then approximately 9 1/2 miles north to the south boundary line of section 18.

GENERAL INFORMATION: Good grass divided into 3 separate pastures with 127.1 acres CRP that is out of the program and currently grazed.  Well watered by an electric submersible pump with underground watering system to 6 tanks, has 3 windmills, and 3 dams and pits.  The pasture has had extensive tree clearing and some controlled burn.  The fences are average to average plus with some near new fence.  Good productive capacities with good soils.  Nearly 170 acres of Holdrege silt loam 1% to 7% slopes.  Very good access with cut creek road running through the center of the property.  Excellent deer and turkey hunting.  Numerous trophy bull elk have also been taken in the area.
