AUCTION LOCATION: Indianola Community Hall, 408 F Street, Indianola Nebraska April 18, 2011 @ 1:30P.M. (two blocks north of Highway 6 & 34 on Main Street)

LAND LOCATION: Tract 1 and Tract 2: 9.5 miles south of Bartley or 4.5 miles north of Lebanon and 1 mile west to the intersection Roads 710 and 402.  (east boundary lines of both tracts) (or) tract 3 and tract 4: 7.5 miles south of Indianola and 1.5 miles west to the intersection of Roads 710 and 394 (SE corner of Section 22) or from Danbury, 5 miles north and 3 west.

POSSESSION: All four tracts are cash rented through the 2011 crop year with a written lease ending February 28, 2012.  The tenant to receive all government payments.  Buyer will receive Landlord’s possession on the day of closing.  Buyer will receive the 2011 cash rent.

MINERAL RIGHTS: Any mineral rights owned by the seller will be conveyed to the buyer including royalty income.

PROPERTY TAXES: The seller will pay the 2010 and all previous years taxes and the buyer will pay all the 2011 taxes.

GENERAL DESCRIPTION: 205.56 acres tilled, 83 acres wild life habitat and winter range, 3.11 acres road.  Cropland lays good with mostly Holdrege and Keith silt loam soils (122 acres with slopes in the 0% to 3% range) two pockets offer good pheasant and deer hunting or winter pasture.  There is a well with pump jack approx. 850 feet south of the road in the northwest corner.  There has been some oil production that appears to be abandoned.

LEGAL DESCRIPTION: All of Sec. 22-T2N-R28W of the 6th P.M., Red Willow County containing 645.94 +/- acres.

GENERAL DESCRIPTION: 321.77 acres tilled 308.08 grass, 8.04 acres farmstead and windbreak, 8.05 acres road.  Cropland lays good with 201 acres Holdrege and Keith silt loam soils 1% to 3% slopes, 100 acres Holdrege and Keith 3% to 7% slopes and 20 acres Coly silt loam with slopes in the 3% to 30% range.  Nearly all the grass is fenced pasture with average fences, most 4 wires.   There is an older farmstead with a one and a half story home, barn granary, and milk house.  A long windbreak offers good protection for the building site and cattle.  The farmstead is watered by a pump jack; cattle are watered by two submersible wells (one does not work) and two dams.  There are producing oil wells on the property.  A colony of prairie dogs inhabits the west pasture.

GENERAL DESCRIPTION: 161.11 acres tilled and 484.72 acres grass.  Large field with good soils, 17 acres Holdrege and Keith silt loams with 1% to 3% slopes, 107 acres Holdrege and Keith 3% to 7% slopes, 29 acres Uly and Coly silt loams 6% to 11% slopes and 7 acres Coly 11% to 30% slopes.  Very good grass with high production ratings, nearly all fenced pasture with average fences, most 4 wires.  Watered by a submersible well with an underground system to four tanks and a dam in the center of the west half section.  A large portion of the south side lies good, is terraced and has potential to add more crop land.  There are a few prairie dogs in the north east corner and near the center of the east half section.  There has been some oil production that appears to be abandoned.  Access is from a county minimum maintenance road in the north west corner, connected from the intersection of roads 710 and 392.
