LEGAL DESCRIPTION:  E1/2SE1/4 sec.  12-T4N-R29W and SW1/4 sec. 7-T4N-R28W, Red Willow County Nebraska containing 223.37+/- acres.

LOCATION:  From Indianola, 3.5 miles west on Highway 34 to DR 392, 3 miles north to RD 721, 2.5 miles west to RD 390, 3 miles north on RD 390 to the south boundary line.

GENERAL DESCRIPTION:  74.7  NRD certified irrigated acres, approximately 27 acres dry land and approximately 114 acres of fenced pasture.  Good location, County Road 724 forms the entire south boundary line.  The crop land is predominately Holdrege silt loam soils, all located on the west end of the property.  The pasture is all located on the east end, has good serviceable fences (some near new), and is watered by a submersible stock well.  The irrigated land was converted from gravity flow to pivot irrigated in 2013 (the center pivot is the property of the tenant and not included).

IRRIGATION INFORMATION:  74.7 acres certified in the Middle Republican Natural Resource District, 62 inches remain for the current allocation period.  The well is powered by a 60 HP General Electric Motor with a Western Land Roller 8 inch pump.  DNR information shows a Registration number of G-41255, drilled in 1974 to a depth of 266 feet, static level of 170 feet, and pumping level of 250 feet, pumping 600 GPM.

POSSESSION:  The property is leased for the 2014 crop year and sells subject to cash leases ending February 15, 2015.  The center pivot is the property of the tenant.

ASSESSOR INFORMATION:  223.37 tax assessed acres.  The 2013 real estate taxes due in 2014 are $3,093.30 not including occupation tax.

MINERAL RIGHTS:  The seller will reserve 50% of any owned mineral rights for 20 years or until production ceases.
