TIME AND DATE: SATURDAY JUNE 12, 2010 @ 10:00 AM CST ON LOCATION AT THE RED WILLOW SCHOOL SITE.
LOCATION: 6 miles east of McCook, Nebraska or 4 miles west of Indianola on Highway 6&34. Physical address is 39145 road 718, Indianola, NE 69034.
Legal Description:
TRACT ONE: Part of the SE1/4SW1/4 Section 8, Township 3 North, Range 28, West of the 6th P.M., in Red Willow County, Nebraska, 5.7 +/- acres. (Contains all the building on the west side of County Road 718)
TRACT TWO: A tract in the SW1/4SE1/4 Section 8, Township 3 North, Range 28, West of the 6th P.M. in Red Willow County, Nebraska, 6 +/- acres. (Practice field on the east side of County Road 718)
TAXES: Currently tax exempt, however, the Red Willow County Assessor will establish an assessed value after the sale and the buyer, or buyers will be responsible for the 2010 and subsequent year’s taxes.
CONDITIONS: Subject to deed restrictions, zoning regulations, easements and agreements of record. Mineral rights will not be researched by title company. Buildings built before 1978 may contain asbestos and/or lead based paint.
Terms:
The successful buyer or buyers will enter into a written purchase agreement with a 20% earnest money deposit in good funds or a cashable check immediately after the auction. The balance will be due at closing on or before July 12, 2010 with possession on the date of closing. Seller will provide marketable title to the buyer evidenced by a policy of title insurance. Cost of the title insurance and escrow agents closing fees to be divided equally between the seller and buyer. Any real estate taxes due for 2010 will be paid by the buyer.

General Description:
TRACT ONE: 5.7 +/- acres west of County Road 718 with the following buildings:
Gymnasium building measuring 171 ft. x 103 ft. containing 4 classrooms, foyer, 2 restrooms, concession room, 31 Ft. x 41 ft. stage, basketball court with good wood floor measuring 98 ft. x 62 ft., approximately 1,500 ft. of bleacher seating, large girls and boys locker rooms. This brick building was built in 1965 and completed in early 1966. Classrooms have forced air gas heaters and roof mounted air conditioners. The gym has gas forced air furnaces.
A 50 ft. x 100 ft. metal building was added to the gymnasium in 1994, on the northeast side. It contains a 60 ft. x 48 ft. room with a partition used as weight and wrestling rooms. The north end of the building has a 40 ft. x 48 ft. room used as the music room and contains 3 small offices. This room has gas furnaces and is air conditioned. INFRARED HEATERS WILL REMAIN WITH THE BUILDING.
A 96 ft. x 50 ft. metal building used as a bus shop and industrial arts class classroom is located on the north side of the property. It has 4 vented welding booths, 2 office areas (one with a window A/C unit), 2 rest rooms, 3 gas furnaces, hot water heater, office and pit for servicing vehicles, 16 ft. x 12 ft. and 12 ft. x 12 ft. overhead doors. Fully insulated Star brand building. The water and sewage system are inoperative, it does NOT have it’s own septic tank and drains into the leach field on tract two.
24 ft. x 30 ft frame building used as FFA classroom built in the late 1990′s. One room insulated, electric heat and window A/C. Located just west of the industrial arts building.
The original school is located in the southeast corner of tract one, built in 1920 measuring 70.5 ft. x 56 ft. An addition was later built on measuring 65 ft. x 89 ft. The cafeteria and another classroom measuring 28 ft. x 89 ft., was built on in about 1960. This is a two story (excluding the cafeteria) brick building containing 10 rooms on the lower and 9 rooms on the upper level, 3 rest rooms and a cafeteria with 2 rooms. A Combination of hot water radiators and gas furnaces for heat, 11 window A/C units and forced A/C for office area.
An older 24 ft. x 46 ft. home originally used for school personnel is located in the northeast corner. It has not been inhabited for some time and currently used for storage.
There are two submersible water wells located on the west end of tract one. The water is shut off to all the buildings except the bus shop; the plumbing was drained and winterized last fall, prior to cold weather. The electricity is still on as well as most of the heat. School was held through the 2008-2009 school year.
TRACT TWO: 6 +/-acres east side of County Road 718 containing the grass football practice field and track. Has a 16 ft. x 24 ft. garage, submersible well, cedar trees on the north and east sides and fenced by a chain link fence. Also has the sewer leach field for tract one. Would make a nice building site.
POTENTIAL BUYERS PLEASE BE AWARE THAT THERE ARE SEPTIC SYSTEM PROBLEMS THAT WILL HAVE TO BE ADDRESSED BEFORE THE SEPTIC SYSTEM CAN BE USED. A NEW SEPTIC TANK AND POSSIBLY LEACH FIELD WILL HAVE TO BE SIZED AND INSTALLED ACCORDING TO THE POPULATION AND USE OF THE BUILDINGS.
